The invoices for the $2,500 special assessment were mailed on Monday, December 1st. You can pay either the full amount or in 4 equal installments of $625, with due dates of January 1, April 1, July 1 and October 1. Please issue a separate check for the special assessment. Our bookkeeper would greatly appreciate it 🙂 !

Effective January 2026, the HOA will no longer be distributing payment coupon books. The dues for 2026 will stay the same, $138/month for Village area (limited service) and $240/month for the Garden & Manor areas (full service).

Manor & Garden Residents – Please check for and remove any debris/rocks/branches/etc. from your lawn, to avoid damage to 2T Lawn’s mowers. Thank you for your cooperation!

There have been reports from homeowners of many small animals (porcupines, skunks, racoons, rats…) around the neighborhood. We recommend that you keep your garage doors all the way closed as much as possible. A homeowner in Manor had to coax a skunk out of their garage!!!

City of Twin Falls Ordinance Code: 7-5-1: SNOW, ICE, RUBBISH REMOVAL:   (A)   Every owner, tenant or occupant of the premises abutting or adjoining any sidewalk or alley in the City shall be required to remove all snow, ice and rubbish from any such sidewalks and all rubbish from such alleys.
